The new government regulations regarding electrical safety in social housing in England are set to be implemented soon. Here are the key points:

Key Regulations

  • Mandatory Inspections: Electrical installations must be inspected and tested every five years.
  • Electrical Installation Condition Report (EICR): Landlords are required to provide tenants with an EICR within 28 days of the inspection or before a new tenant occupies the property.
  • PAT Testing: In-service inspection and testing of electrical equipment (Portable Appliance Testing) will be required.
  • Remedial Works: Any necessary repairs or remedial work must be completed within 28 days of identifying issues.

Timeline

  • New Tenancies: The regulations will come into force for new tenancies starting in November 2025.
  • Existing Tenancies: For existing tenancies, the regulations will apply from May 2026.

These measures are aimed at enhancing safety and ensuring that electrical systems in social housing are properly maintained.
