- Mandatory Inspections: Electrical installations must be inspected and tested every five years.
- Electrical Installation Condition Report (EICR): Landlords are required to provide tenants with an EICR within 28 days of the inspection or before a new tenant occupies the property.
- PAT Testing: In-service inspection and testing of electrical equipment (Portable Appliance Testing) will be required.
- Remedial Works: Any necessary repairs or remedial work must be completed within 28 days of identifying issues.
Timeline
- New Tenancies: The regulations will come into force for new tenancies starting in November 2025.
- Existing Tenancies: For existing tenancies, the regulations will apply from May 2026.
